The inspection is the underrated one, because a cleaning visit is usually the only time anyone is up there to catch a cracked cell, a loose clamp, a chewed conductor or a nest starting under the panels. Be clear on the limits too, since cleaning does nothing for shading from a growing tree, a failed optimizer, or a system that was undersized when it was designed.
There are four real benefits: production you already paid for and are not receiving, longer panel and roof life, a close inspection of your array twice a year, and a clean performance baseline you can actually measure the system against. Appearance and resale follow from those. What cleaning will not do is fix shading, a failed optimizer, or a system that was undersized to begin with.
This is the one that matters financially. A photovoltaic cell converts the light that reaches it, and cell current falls close to proportionally with the light it receives. Anything on the glass that absorbs, reflects or scatters incoming light reduces output directly. There is no downstream electronics trick that recovers photons which never made it through.
The important framing is that this is not new production you are buying. You already bought the array, the inverter, the racking and the installation. Soiling is the difference between the system you paid for and the system you are currently operating, and cleaning is what closes that gap. On any array that has gone a full dry season without attention, the gap is real and measurable in the monitoring app.
The gap is also worth more at some times of year than others, which is why the end-of-summer cleaning is the highest-value slot on the calendar: soiling has peaked, and there are still long, bright production days left to benefit from clearing it.
Uniform dust is a recoverable loss. Concentrated soiling is not always.
Cells are wired in series, so a cell that is partially obstructed while the rest of the string keeps pushing current through it dissipates that energy as heat. That is a hot spot, and sustained over months it can drive encapsulant discoloration, micro-cracking in the cell and, in bad cases, delamination of the laminate layers. None of that reverses. A cleaning removes the cause before it becomes damage.
Bird droppings add a chemical dimension: they are acidic, and prolonged contact can etch the glass surface itself. Mineral scale from hard-water irrigation overspray is similar. It bonds to the glass, it will not rinse off, and it accumulates layer on layer with each wetting until someone removes it deliberately.
There is a roof-side benefit too. Whatever is on the panels is also on the roof and in the gutters beneath them. Debris trapped under a low-tilt array holds moisture against the roof surface, which is a durability problem separate from anything to do with electricity. Rooftop solar is one of the few expensive systems in a house that nobody ever looks at closely. Once the installer leaves, the array typically goes years without anyone getting near it.
A cleaning visit is, incidentally, an inspection. The crew is at panel level across the whole array and sees things you cannot see from the ground: cracked or chipped glass, a cell that has visibly discolored, a panel that looks different from its neighbors, loose or sagging conduit, corrosion at a frame joint, and nesting material or droppings accumulating in the gap between the panels and the roof deck.
Finding a hairline crack or a bird nest early is worth a great deal more than finding it after a rainy winter. That information ought to come with the cleaning, and if a company is not telling you what they saw up there, you are getting less than you paid for.
This benefit is underrated. If your array is cleaned on a known cadence and you log the dates, your production data becomes interpretable. A gradual decline through the dry months followed by a recovery after a cleaning is the normal soiling signature. Anything that deviates from it points at something other than dirt: a step drop that does not recover, one panel consistently trailing its neighbors, a decline that starts right after winter.
That is how people catch a failed optimizer, a growing tree that has started shading the array in the late afternoon, a loose connection or a genuinely faulty panel. Without a cleaning schedule, every one of those problems gets attributed to soiling and ignored, sometimes for years. The routine is what makes the anomaly visible.
On some properties the array is visible from the street, from a neighbor's elevation, from a pool deck, from a drone photo in a real estate listing. Panel glass is unforgiving: clean glass reads dark and deliberate, and soiled glass reads flat, grey and streaked. If a house is going on the market, a hazy array in the listing photos undercuts an otherwise sharp exterior for very little reason.
There is a practical resale angle too. A buyer looking at a home with solar is trying to judge whether the system has been cared for. A clean array and a maintenance history is a materially better answer than a grimy one and a shrug.
Worth being direct about, because overselling this is how the industry gets a bad name.
Cleaning will not fix shading. If a tree, a chimney or a neighboring structure is putting shadow on the array for part of the day, no amount of clean glass changes that. That is a trimming or a design conversation.
Cleaning will not fix failed hardware. A dead microinverter, a failed optimizer, a bad connection or a panel with an internal fault will look exactly the same after cleaning as before. In fact, a cleaning is often what proves it: if a panel was trailing its neighbors before and is still trailing them a week after a thorough cleaning, the problem is not dirt and you should call your installer.
Cleaning will not make an undersized system big enough, and it will not undo age. Panels degrade slowly over their service life by design, and that is baked into the datasheet.
And cleaning will not permanently reverse damage that has already happened: etched glass, delamination, micro-cracks. Which is really the argument for staying ahead of it rather than catching up later.
