There are two different problems people call dirty concrete. One is organic, algae, mildew and leaf tannin, and a normal wash handles it. The other is mineral, and no amount of pressure moves it, because the deposit is chemically bonded to the surface. That second one is the job acid does.

The order matters more than the acid does. We clean the surface first, because acid spent on loose dirt is acid that never reaches the deposit. Then we flood the slab with plain water until it stops drinking. That is the step most people skip. Dry concrete pulls acid deep into the cement paste and you get a bleached, sandy patch that looks worse than the stain did. A saturated slab keeps the acid working on top, where the scale actually is.

We work in sections small enough to rinse before anything dries, usually a panel or two at a time, and in Fresno that section gets smaller in July than it does in March. Then everything gets neutralized. That is its own step with an alkaline rinse, and we check the runoff has come back to a neutral pH before it leaves the property. Acid left in concrete keeps reacting after we are gone, and that is how a slab turns chalky two months later.

Acid washing is for mineral problems: the white bloom on a block wall, the crusty ring on pool tile, the orange staining running down a driveway from a sprinkler head, and the hard water film that has greyed out your pavers.

Most of these deposits came from water. Fresno tap water is hard, county well water carries iron, and both of them land on your hardscape every time the irrigation runs. The mineral dries in place, the next cycle adds to it, and after a few seasons the surface is wearing a shell that a surface cleaner just polishes.

What Is That White Chalky Film On My Concrete And Block Wall?

That is efflorescence, mineral salt carried to the surface from inside the concrete by moisture, and it is not dirt sitting on top of anything.

Here is the mechanism. Water moves through the slab or the block, dissolves calcium hydroxide and other soluble salts on the way, then evaporates at the surface and leaves the mineral behind as a white deposit. It builds up in the same spots because the water follows the same path every time.

Where it shows up tells you what is feeding it. A white band along the bottom two feet of a block wall is almost always drip line or sprinkler spray hitting the block. A wall that blooms along the top usually has no cap or a failed one, so rain gets into the cores. On a slab it generally means moisture from below, which could be a downspout dumping at the edge, a planter draining under the concrete, or an older pour with no vapor retarder under it.

Acid removes what is on the surface today. It does not stop it coming back, and no cleaner does, because the cause is water movement rather than dirt. If we can see the source we will point it out, because otherwise you are paying to clean the same wall every spring.

Two honest notes. Fresh, powdery efflorescence often brushes off dry with a stiff broom, and if that is all you have got, save your money. And a heavy, hardened bloom on a decorative or colored wall is a case where acid can lighten the wall along with the salt, so a gentler efflorescence remover and more patience is the better trade.

Honest Limits

When Acid Washing Is The Wrong Answer

Acid is the wrong call on sealed concrete, colored or stamped concrete, polished floors, fresh pours and most calcium based natural stone.

Sealed concrete comes first because it is the most common mistake. Acid cannot get through a sealer to reach the deposit. All it does is haze and blotch the sealer, so now you have a stripping job stacked on top of a cleaning job. Flick water on the surface. If it beads, something is on it and acid is not the answer.

Colored concrete is next. Integrally colored, stamped, and previously acid stained slabs all lose color to acid, and they lose it in exactly the pattern it was applied, so you end up with a lighter map of wherever the product ran. Same with colored mortar and a lot of manufactured stone veneer.

Fresh concrete needs time. A pour under about a month old is still gaining strength at the surface and acid will burn it. Wait, then clean it.

Natural stone is a chemistry problem, not a technique problem. Limestone, travertine and marble are calcium based, which means acid eats the stone itself and leaves a dull etched patch. Some flagstone and slate tolerate a weak mix, some do not, so those always get a test area first.

Metal is the quiet one. Aluminum thresholds, garage tracks, galvanized posts and anodized window frames all react quickly. On a job with metal in the splash zone we cover it or keep it rinsed the whole time.

Last, acid does not touch oil, grease, tire marks, gum or organic growth. Those need degreasers, hot water, poultices or soft wash chemistry. If your driveway is simply dirty, the right answer is a surface cleaner and hot water, and that costs less than an acid wash. We will tell you that rather than sell you the stronger product.
