The Facilities Problem

A Campus Takes 180 Days of Wear and Gives You About Eight Weeks

School exterior cleaning is a scheduling problem before it is a cleaning problem. The work itself is straightforward. Getting it done inside the window your calendar allows, with the clearances your district requires, is the part that goes wrong.

A campus absorbs an enormous amount of traffic in a very concentrated pattern. Two thousand people cross the same forty feet of walkway four times a day, nine months a year. Gum lands on the quad. Drinks spill under the lunch shelter. The cafeteria pad picks up grease from the delivery door and the grease bin. Birds roost in the covered walkway trusses and the concrete under them goes white.

None of that gets handled during the school year, because you cannot run a surface cleaner through a passing period. So it stacks up for nine months and then it all has to happen at once, inside a window that also contains roofing, paving, floor refinishing, HVAC work and every other project the district deferred.

Maintenance and operations supervisors already know this. When summer work goes sideways it is almost never the cleaning. It is a contractor who did not get cleared in time, showed up without a badge, or scheduled the quad the same week the paving crew had the drive lane closed.

How It Works

A Campus Is Six Different Surfaces, Not One

Every surface on a campus gets its own method, and treating the whole site as one pressure washing job is how districts end up with torn rubber and a quad that still looks dirty.

Walkways and quads are surface cleaner work, run with hot water wherever we can, because heat is what releases the traffic film that cold water only wets. Gum is separate. A surface cleaner driven over gum presses it deeper into the concrete pores and makes the next removal harder, so gum comes off with a focused hot water or steam tip worked one piece at a time. That is slow, so it is priced as its own line instead of buried in the square footage. A quad with four hundred gum spots is a different job than a quad with forty.

Lunch shelters and the cafeteria pad are grease, not dirt. The concrete by the kitchen door and around the grease bin holds fryer oil, spilled milk and food waste, and it needs a degreaser with real dwell time plus hot water to break it. Cold water on a grease pad spreads it and leaves the slip hazard exactly where it was, so those areas also get wash water captured rather than allowed to run toward a storm drain.

Playground surfacing is where damage happens. Poured in place rubber and bonded rubber mulch will tear under a narrow tip and will not survive a surface cleaner at working pressure. Those get low pressure and a cleaner that rinses out completely. Some rubber surfaces are past cleaning and need a repair contractor instead, and we will say so rather than wash a surface into a warranty claim.

Bleachers and stadium concrete are volume work with a drainage question attached. Aluminum planks clean up well with a low pressure detergent and rinse, and the underside of the stands is usually worse than the seats because nobody ever looks at it. The concrete under and around the stands holds years of spilled soda and ground in dirt, and because that area is graded to drain toward the field, the wash plan has to account for where the water ends up.

Portable classrooms get soft washed, not pressure washed. The siding, the skirting and the ramp are light gauge, and the seams around windows and the wall mounted HVAC unit will take water in if somebody points a wand at them. Low pressure, a proper surfactant, a full rinse.

Covered walkways are the bird problem. Pigeons and swallows nest in the trusses and purlins, the droppings pile onto the concrete, the lockers and the benches below, and cleaning is only half the fix. Droppings get removed with a disinfectant rinse and containment, and then the roost has to be closed with netting or exclusion. If the roosting spots stay open, the concrete is white again within a season and you are buying the same clean every year.

Who Books It

Districts, Independent Schools and College Campuses

Most campus work comes from district facilities directors and maintenance and operations supervisors, plus business managers at private and charter schools and facilities departments at community college districts.

The scope usually reaches past the school buildings. Districts also own the transportation yard, the district office, the warehouse and the nutrition services kitchen, and those get left out of the summer plan because they are not a campus. A bus yard pad is a fleet grease job and it belongs on the same list.

Preschools and childcare centers are a smaller version with tighter surface rules, because nearly everything is a play surface. Older independent schools with masonry buildings and covered arcades tend to have more facade and bird work and much less asphalt.

Not every campus needs a full clean every year. Some sites need the quad and the shelters annually and everything else every third year, and a district working with a tight budget is better off doing the high traffic areas properly than spreading a fixed number thin enough that nothing looks finished.

Scheduling

Summer Break Is the Window and It Fills Up Early

Book summer campus work in winter or early spring. By April the good windows are gone, and the districts that get clean results are the ones that were on a calendar before the school year ended.

A traditional calendar gives you roughly eight weeks, and they are not eight usable weeks. Summer school occupies part of the campus, custodial staff is stripping and waxing floors, and the trades that have to go first, roofing, paving and painting, will push everything behind them. Exterior cleaning sequences around those. Washing a walkway before the painters finish the building above it is money spent twice.

Year round and multi-track calendars change the approach entirely. There is no eight week window, there are intersessions of two or three weeks, so the campus gets planned in pieces across the year. That works, and in some ways it works better, because you are cleaning smaller areas more often instead of trying to reset a whole site at once.

Winter and spring breaks are real windows for the mid year items, entry concrete, shelter pads and covered walkways. During the school year, work happens after dismissal, on weekends, or inside an area that can be fenced off from students. Anything involving a wand, a hose run or a wet surface has to be closed off, and the barricading gets planned with your site staff rather than improvised on the morning.

Clearances go before scheduling, not after. Whatever your district requires for vendors on a campus, background checks, fingerprinting, badges, sign in at the office, we complete it ahead of the first work day. Hardscape square footage and gum density are the two numbers that move a campus quote the most, and they move independently. Two schools with identical walkways can be very different jobs.

  • Hardscape square footage. Quads, walkways, arcades, lunch shelters and stadium concrete are the volume, and they price close to a per square foot number once the site is measured rather than estimated off a site plan.
  • Gum density. Gum is hand work and gets its own line. Two campuses with the same walkways can differ by thousands of dollars depending on how much gum is pressed into them.
  • Grease and specialty areas. Cafeteria and kitchen pads, grease bin areas and the bus yard need hot water, degreaser dwell time and wash water capture, so they cost more per foot than plain walkway.
  • Surface mix. Rubberized playground surfacing, synthetic turf, aluminum bleachers and painted portable siding each need a different method and a different crew pace than concrete.
  • Window pressure. Work squeezed into a two week intersession, or run nights and weekends while school is in session, costs more than the same work spread across an open summer.
  • Number of sites. Districts putting several campuses on one scope route better and price better per site than the same campuses bid one at a time.

Most district work goes out as a bid or a quote package, and the format matters nearly as much as the number.
