A clean roof does not stay clean on its own here. Tule fog keeps north facing slopes damp for weeks, and the growth comes back. A recurring preventive treatment stops it re establishing, takes about fifteen minutes on site, and costs a fraction of washing the roof all over again.

Or Call Us NowQuick answer. Roof maintenance is the recurring preventive treatment that keeps algae, moss and lichen from growing back after a roof has been cleaned. It is a light, no rinse application, so there is no pressure on the tile and no runoff to manage, and a typical single story roof takes the crew about fifteen minutes on site. Most Central Valley homes want one restorative soft wash first, then a maintenance visit once or twice a year depending on how much shade and fog the roof sits under, and every estimate is free.
Roof cleaning and roof maintenance are two different jobs, and confusing them is why people end up paying for the same restoration every few years.

A roof cleaning is restorative. The growth is already established, the streaking is already dark, and a soft wash kills it at the root and lifts years of it off the tile. That is a bigger job, it takes a crew most of a morning on an average home, and it is priced accordingly.
Roof maintenance is preventive. It happens after the roof is already clean, and its only job is to stop the growth re establishing. The treatment goes on light, it does not need rinsing, and it works with the weather over the following weeks rather than all at once on the day.
The practical result is that a roof on maintenance never gets back to the state where it needs restoring. You are not paying to remove ten years of lichen again, because it never gets ten years of lichen again. That is the whole economic argument, and it is the reason we would rather put a customer on a visit once or twice a year than sell them another full wash in three years.
If your roof is already streaked and mossy, maintenance is not where you start. Start with a roof cleaning, then keep it with this.
It is not the summer that grows moss on a Valley roof. It is the winter, and specifically the fog.
Tule fog is the part people underestimate. Through the winter months it sits in the Valley for days at a stretch, and a north facing slope under that fog does not properly dry out between mornings. Algae and moss do not need much. They need moisture that stays put, and a shaded north slope in fog season gives them exactly that for weeks on end.
That is why a roof here can look completely fine in August and be visibly streaked by March. Homeowners tend to blame the summer sun because that is when they are outside looking at the house, but the growth happened while nobody was looking at the roof at all.
Shade compounds it. A slope under a mature ash, sycamore or liquidambar holds damp far longer than an open slope, and it also collects the leaf litter that gives growth something to sit in. Up toward the foothill edge around Oakhurst the same thing happens under pine, with needles instead of leaves.
Then there is the dust. Ag and orchard dust settles on everything out here, and on a roof it gives spores a rough, slightly organic surface to take hold on. A clean, smooth, dry tile is a hard place to grow. A dusty, damp, shaded one is an easy place to grow.
None of that is fixable. You cannot make the fog go away or move the neighbour's sycamore. What you can do is treat the surface so that when the conditions do arrive, the growth has nothing to establish on.
Short, quiet and undramatic. That is the point of it.

The crew walks the roof, checks what has come up since the last visit, clears any loose debris that has collected in the valleys, and applies the treatment across every slope. There is no pressure washing, no rinsing, and nothing running off into the yard or the storm drain. On a typical single story home the application itself is about fifteen minutes.
We treat the whole roof, not the visible front slope. The north face is always the worst and it is the one a crew in a hurry skips because nobody standing in the driveway can see it. Skipping it means the growth simply comes back from there.
While the tech is up there they are looking at more than the growth. Cracked or slipped tile, debris packing into a valley, and the state of the gutter line are all things you would rather hear about at a routine visit than after a storm. If something needs attention we tell you and we put it in writing. We are not up there to find work, and if the roof is fine we say the roof is fine.
Because the visit is short and the equipment is light, we route several in a day across the same area. That efficiency is why a maintenance visit is a fraction of what a restorative wash costs, and it is why we can hold the price where we do.

Plenty of Valley roofs want this. Some genuinely do not, and we would rather say so than sell you a plan you do not need.
It makes clear sense if your roof has shaded slopes, sits under mature trees, faces north across a decent stretch, or has already been cleaned once and you do not want to pay for that again. It makes sense on concrete and clay tile, which is most of the Valley, because tile is porous and holds exactly the kind of surface growth likes.
It makes sense on a roof you cannot easily see, because those are the ones that get bad before anyone notices. And it makes sense if your insurer has already raised roof condition with you, since a documented maintenance schedule is easier to point at than a promise.
It makes less sense on a roof in full sun with no canopy over it, no north slope to speak of, and good airflow. Those roofs stay clean on their own for a long time out here, and putting them on a schedule is paying for something the weather is already doing for you. If we look at your roof and that is what we find, we will tell you to call us in a couple of years instead.
It also does not make sense as a substitute for a repair. A treatment does not fix a cracked tile, a failed underlayment or a leak, and anyone telling you otherwise is selling you the wrong thing.
Roof work is trust work, so we do not call a visit finished until you have seen the result and you are happy with it. Licensed, insured, family owned and open 24/7. If something is not right, we make it right before the truck leaves.

A restorative wash is what gets a roof back. Maintenance is what stops the clock running again.

Both of these started as restorations. The growth was established, the streaking was dark, and getting them back took a full soft wash rather than a maintenance visit. That is the expensive version of this, and it is the version maintenance exists to prevent happening a second time.
A soft washed roof also keeps improving for weeks after the crew leaves. The growth is killed on the day, but the dead material releases gradually with weather and wind, so a roof photographed the same afternoon is not yet showing its final result.
A maintenance visit is priced per visit and costs a fraction of a restorative roof wash, because the application is light and the crew is on site for a short time. Roof size, pitch, stories, how much of the roof sits in shade, and how often you want it visited are what move the number. The exact figure comes from a free walkthrough. Call or text (559) 975-8124.
We quote after looking at the roof, not over the phone from a square footage guess. Shade, pitch and the state of the existing growth change the answer enough that a number given sight unseen is not worth much to either of us.
One thing worth knowing when you compare quotes: ask whether the price covers every slope or just the ones visible from the street. It is the most common place a cheap number comes from, and it is also the reason that roof is streaked again within a year.
The comparison that matters is not maintenance against doing nothing. It is maintenance against paying for restoration on a repeating cycle.

Left alone in Valley conditions, a cleaned roof does not stay clean indefinitely. Shade and fog bring the growth back, and eventually you are booking another full soft wash. That is the cycle most homeowners here are on without ever deciding to be on it.
A maintenance visit costs materially less than a restorative wash because it is a short, light application rather than a morning of work. Keeping a roof from ever needing restoring again is simply cheaper than restoring it repeatedly, and the gap widens the longer you hold the plan.
There is a second saving that is harder to put a number on and probably matters more. Moss does not just look bad. It holds water against the roof surface, it lifts and separates tile as it thickens, and on shingle it works into the gaps and takes granules with it when it finally comes off. Keeping growth off a roof is keeping water off the material underneath it, and roof material is a great deal more expensive than a maintenance visit.
While the crew is out, the two services that share the same visit are gutter cleaning, because the debris that clogs a gutter is the same debris that feeds roof growth, and solar panel cleaning, since the array is right there and the dust that dulls it is the same dust settling on the tile.
