What Actually Drives Exterior Cleaning Prices Here

Exterior cleaning is priced on hours and risk, not off a menu. Seven things decide how many hours a Central Valley job takes: what the surface is, how much of it there is, how far off the ground it sits, how long it has been since the last clean, how workable the site is, how far the crew has to drive, and whether you are booking once or on a schedule.

Surface type, because the surface picks the method

A 600 square foot driveway and 600 square feet of stucco wall are not the same job, even though the number is identical. Concrete gets a rotary surface cleaner at working pressure, which covers ground fast and leaves an even finish instead of the striped wand marks you see on half the driveways in town. Stucco, siding, paint and roofs get soft washed, which means low pressure and a cleaning solution that needs dwell time to work. Dwell time is not dead time you can skip. It is the part of the job that actually kills the algae, and it sets the pace no matter how good your equipment is.

That is why roof cleaning carries the highest cost per square foot of anything we do and concrete carries close to the lowest. A roof means ladders, fall exposure, walking tile on the lower third of each piece so nothing cracks, protecting the plants and paint underneath from runoff, and waiting out the solution. Concrete means a machine, a hose and a rinse. Solar panels sit somewhere in the middle: the panel count is small but the work is careful, it happens on a roof, and it uses purified water so nothing dries back on the glass.

How much of it there is, in the unit that fits

Different surfaces get measured differently, which is why the calculator asks for square feet on concrete and siding, linear feet on gutters and panel edges, and a straight count on windows, solar panels and vehicles. Use the unit that matches the work and the estimate lands closer.

Every job also carries a fixed portion and a variable portion. The fixed portion is the drive, the setup, the water hookup, staging hoses and protecting what should not get wet, then the pack down. The variable portion is the cleaning itself. Because of that split, a 300 square foot patio is not half the price of a 600 square foot patio, and doubling the size of a job almost never doubles the price. It is also why adding the patio to a driveway booking costs far less than a second visit for the patio later. The truck is already there and the water is already running.

One story or two

Height is the single biggest multiplier on anything above the ground floor, and it applies to house washing, roof cleaning, gutters, windows, solar and bird proofing. A second story means taller ladders, more setup and reset, more time spent moving safely instead of cleaning, and a genuine change in risk. The market ranges this calculator runs on add roughly 30 percent for a second story and roughly 60 percent for three or more. Ground floor concrete work does not carry that uplift at all, which is why a driveway quote does not care whether your house is one story or two.

How long since the last clean

Condition moves a price more than most people expect, and it is the one variable a calculator cannot see. A house washed eighteen months ago is a rinse with a solution. A house that has not been touched in eight years is a different job: the black film on the north wall has had time to root, the tile roof may have lichen holding on rather than loose algae, oil on the driveway has soaked in instead of sitting on top, and hard water from sprinkler overspray has been baking onto the stucco and glass every summer since.

Neglect costs time in two ways. It usually needs a stronger solution and a longer dwell, and it often needs a second pass on the worst areas. It also raises the chance that some of the staining is permanent. Hard water left on glass long enough etches it, and etched glass does not come back no matter what you spend. Rust bleed from a sprinkler head and some tannin stains from years of leaf litter behave the same way. We would rather tell you that on the walkthrough than take your money for an attempt that was never going to work.

Access, water and what is in the way

Access is the quiet line item. A gate too narrow for a surface cleaner, a side yard packed with storage, cars that cannot be moved, a second story overhanging a slope, a tenant occupied building where we can only work certain hours, all of it adds time without adding a single clean square foot.

Water matters just as much. We connect to your outdoor spigot, and not every spigot delivers the same flow. A weak bib on an older property slows a pressure washer down because the machine spends time waiting for supply. If a site has no usable water at all, which happens on new construction and on some commercial pads, we bring a tank, and that changes the setup. On commercial work, wash water containment and recovery is its own scope item, and jobs that need it are not comparable to jobs that do not.

How far the crew drives

Fresno and Clovis are our home market, so they carry no travel uplift at all. Beyond that the ranges step up with drive time rather than distance on a map. The calculator applies roughly 5 percent across the rest of Fresno County, about 8 percent in Madera County, about 10 percent in Kings and Tulare counties, and about 15 percent up into Merced County. Anything outside those five counties is quoted individually.

There is a way around it. If you are outside Fresno and Clovis, ask us when we are next routed to your town. Landing on a day we already have a crew nearby is worth more than any coupon, and it is free to ask.

One time or on a schedule

Recurring work is cheaper per visit for a straightforward reason: a surface we cleaned three months ago takes a fraction of the time to clean again, and a route we already run absorbs the drive. The market ranges behind this calculator take about 10 percent off a quarterly plan, about 7 percent off twice a year, and about 5 percent off an annual visit. Booking two services together takes off about another 5 percent, and three or more about 10 percent, because setup is shared.

Those stack with the standing 10 percent off any service that runs across this site, and the extra 5 percent for seniors, veterans and essential workers. Recurring is not right for everything, though. Most Valley homes do not need the driveway done four times a year. If we think you are buying visits you do not need, we will say so and put you on a longer cycle.

Ballpark Ranges by Service

The figures below are the typical published market ranges for exterior cleaning in California's Central Valley, and they are what the calculator on this page is built from. They are not a Valley Wash Pros price list and they are not a quote. Read them as the middle of the market for a job of that description, then let the walkthrough set your actual number.

Each one assumes a single story, medium sized property in the Fresno and Clovis area, in normal condition, booked as a one time job. Change the story count, the size, the zip code or the frequency and the number moves, in the directions described above.

  • Driveway, patio and concrete cleaning. Roughly $0.15 to $0.30 per square foot once the call out portion is included, so a typical 600 square foot driveway lands somewhere around $165 to $305. Oil spotting, rust bleed and sealed or stamped concrete push toward the top of the range.
  • House washing and soft washing. Roughly $0.12 to $0.25 per square foot of siding or stucco. On a 1,800 square foot single story elevation that works out around $315 to $610. A second story pushes the same job closer to $410 to $795.
  • Roof cleaning. Roughly $0.20 to $0.45 per square foot of roof, so around $510 to $1,060 on an 1,800 square foot single story roof. Pitch, tile type, how much lichen has taken hold and how much landscaping needs protecting all move it inside that band.
  • Gutter cleaning. Roughly $0.90 to $1.80 per linear foot, so about $220 to $400 on 160 feet of single story gutter, and closer to $285 to $515 for the same run on a two story home. Screens and covers that have to come off and go back on add time.
  • Window cleaning. Roughly $6 to $14 per window plus the call out, so about $220 to $445 for 24 windows. Screens, tracks, French panes and hard water treatment on the glass are what move it up.
  • Solar panel cleaning. Roughly $8 to $18 per panel, so about $250 to $490 on a 20 panel residential array. Ground mounts are usually at the lower end, steep or high roof arrays at the upper end.
  • Bird prevention under solar. Roughly $7 to $16 per linear foot of panel edge on top of a setup portion, so around $830 to $1,790 on a 90 foot perimeter. Nest and droppings removal before the mesh goes on is part of why this one is not cheap.
  • Post-construction cleaning. Roughly $0.18 to $0.40 per square foot, so about $510 to $1,050 on a 2,000 square foot job. Stucco splatter, paint overspray and adhesive on glass are the variables.
  • Commercial power washing. Roughly $0.10 to $0.22 per square foot on larger areas, so about $700 to $1,450 for 5,000 square feet of sidewalk, plaza or pad. Hot water, grease, gum and water containment are separate considerations.
  • Fleet washing. Roughly $18 to $45 per vehicle plus the call out, so around $200 to $375 for five vehicles on a single visit. Per unit cost drops sharply on a standing route with a larger fleet.
  • Kitchen hood cleaning. Roughly $400 to $800 for a single hood system, driven by the length of the run, the number of fans and how long since the last service.
  • Parking lot sweeping and striping. Sweeping runs roughly $1.20 to $3.00 per stall, so about $160 to $320 on a 60 stall lot. Restriping runs roughly $5 to $14 per stall, so about $450 to $1,090 on the same lot, depending on layout, ADA stalls and whether the old lines need blacking out.
  • Sand blasting, junk removal, turf cleaning and holiday lighting. These vary too much for a useful one line range. Blasting depends entirely on the coating and the substrate, junk removal on what is in the pile and where it can be tipped, and lighting on roofline height and access. We quote them individually.

Two figures matter as much as the ranges themselves. Every service carries a job minimum, because a crew, a truck and a setup cost the same whether the patio is 80 square feet or 400. And every service has a point where the price stops being about square footage and starts being about condition. If a number you get from the calculator looks far too low for what you are looking at outside, condition is usually the reason.

Why an Online Estimate Is a Starting Point

An online estimate is a range built from what you can tell us in about a minute. A quote is a number we will stand behind, and it needs eyes on the property. The gap between the two is condition, access and measurement, and that gap is why every estimate on this site is free and why nothing here is binding until we have both agreed on a written scope.

Most of what changes after a walkthrough falls into a few buckets. Measurement is the first: people usually guess low on siding square footage and high on driveway square footage, and almost nobody knows their linear feet of gutter. Material is the second: painted brick behaves differently to bare brick, sealed concrete differently to unsealed, composite decking differently to wood, and a concrete tile roof differently to clay. Condition is the third, and it is the one that moves numbers furthest in both directions.

It does not only move up. A walkthrough regularly takes work off a job. Half the properties we look at have at least one surface that is not due yet, usually a south facing wall in full sun that stays clean far longer than the shaded north side. Sometimes the honest answer is that the roof needs doing and the house does not, and you should spend the difference on gutters instead. Sometimes a stain a homeowner has been staring at for a year turns out to be efflorescence coming out of the concrete, which will keep returning until the moisture source is fixed, so paying to clean it now is not a good use of money.

Things that commonly push a quote above the online estimate: an oil patch that needs a poultice rather than a wash, a roof with lichen rather than surface algae, gutter guards that have to come off and go back on, a second story we did not know about, a driveway that has been sealed with something that is now failing, glass with hard water deposits that need chemical treatment rather than a wash, a solar array with a bird problem underneath it, or a commercial site that needs wash water contained and recovered.

Things that commonly bring it below: surfaces in better shape than described, a smaller real footprint than estimated, several services booked in one visit so the setup is shared, a flexible date that lets us fit you into a route we are already running, or an annual or quarterly plan instead of a one time clean.
