There is one question that separates a good concrete job from a bad one: are you using a surface cleaner or a wand? Concrete is the surface people judge a property by without realizing it. It is the first thing a visitor drives onto and the largest continuous surface on most Valley lots, and it goes gray, green and greasy so gradually that nobody notices until it is cleaned.
A few things we do that you would only notice if they were skipped. Expansion joints and control joints get cleaned out and the debris blown clear, because a joint packed with grit is where weeds come back first. We work with the slope, so the runoff goes where it should instead of carrying grey water into a flowerbed or under the garage door. And we blow the slab down at the end rather than leaving standing water to dry into a rim.

Picture the motion. A wand is held by hand, swung side to side, at whatever distance the operator's arm happens to be. The center of each arc is closer to the concrete and cleans more aggressively than the edges. Where two arcs overlap, that strip gets cleaned twice. The result is alternating light and dark banding, and once you see it you cannot unsee it.
A rotary surface cleaner solves the geometry. It is a housing that rides on the slab with nozzles on a spinning bar, holding a fixed height and a constant standoff distance across the entire path. Every square inch gets the same treatment, and the finish is uniform edge to edge. It is also faster and uses water more efficiently, which is not nothing in the Valley.
Wands still have a job. Edges, corners, steps, walls, curbs and the strip between the slab and the flowerbed all need a wand, because a surface cleaner cannot reach them. The craft is in blending the wand work into the surface-cleaned field so the transition does not read as a border.
The other cause of striping is skipping pre-treatment. If a slab has organic growth or ground-in grime and you go straight to pressure, you are relying on force alone and it removes unevenly. Pre-treating loosens contamination chemically first, so the surface cleaner is finishing a job rather than fighting one.
One tool to keep off a residential driveway: the turbo or rotary tip on a wand. It concentrates everything the machine has into a spinning pencil of water. On a warehouse pad it has a place. On a home driveway it cuts a visible spiral track into the surface, and once the paste is gone the aggregate underneath is exposed for good.
If you already have stripes from a previous wash, they usually come out. A proper surface-cleaner pass over the whole slab re-levels the appearance and puts the concrete back to one tone. What does not come out is etching. If a previous crew ran too much pressure and took the top skin off in bands, the texture is different, not just the color, and no amount of cleaning fixes that. Most of the time, yes, but only with the right chemistry for that specific stain. Concrete is porous, so the oil spot on the driveway is inside the slab, not on it, and pressure alone cannot reach it.
Oil and transmission fluid soak into the pore structure and sit there. Cold water and pressure push the surface film around and darken the halo. What actually works is a degreaser that emulsifies the oil so it can be carried out, plus hot water, because heat drops the viscosity and lets the oil release from the pores instead of clinging to them. Old, deep, repeatedly refreshed oil under a parking spot may lighten dramatically without vanishing entirely, and we will say so up front.
Rust is a completely different chemistry. It comes from irrigation water with iron in it, from patio furniture feet, from rebar too close to the surface, and from fertilizer tracked across the slab. Degreaser does nothing to it. Rust needs an acidic treatment matched to the concrete, applied carefully and neutralized, because the same product that lifts the stain can etch the surface if it is left to work too long.
Battery acid and other acidic spills are trickier still, because the damage may be etching rather than staining. If acid has eaten into the paste, cleaning evens the color but the texture change is permanent. Honest expectation-setting matters more here than technique.
Then there is the Valley specialty: hard-water and irrigation mineral deposits. Sprinklers throwing on the driveway every morning leave calcium and iron in bands where the spray lands, and that mineral crust is not dirt. It gets a descaling treatment, and the sprinkler head gets pointed out, because otherwise the bands come back within a season.
Organic staining, the green and black in shaded areas and along the north edge, is alive. It gets a treatment that kills it at the root rather than just removing color, which is why professionally cleaned concrete stays clean much longer than a rented-machine rinse.
Two things worth saying plainly. Concrete does not go back to the day it was poured, and anyone promising that is selling. Twenty-year-old flatwork comes back to a clean, even, honest grey, not to white. And sealing is not automatic. On a smooth broom-finish driveway that already sheds water, a sealer mostly buys you a slightly darker look and a job to redo in a couple of years. On stamped or colored concrete, or on a slab that takes oil drips every week, it earns its keep. We will tell you which one you have rather than adding it to every quote.
