What Happens If I Don't Do House Washing?
Do not let the dirt take over. Skip it long enough and three things happen in order: the growth gets harder to remove, the house starts reading as neglected from the street, and eventually the finish itself starts failing. None of that arrives on a dramatic day. It creeps.
Mold and mildew dig in. The grey-green shadow on a shaded wall is biological, not dirt, and it lives down in the pores of the stucco rather than sitting on top of it. You can tell it apart from ordinary dirt by the map it draws. Dirt lands evenly. Growth concentrates on the shaded side of the house, along the bottom three feet where sprinkler overspray hits every morning, behind shrubs that block airflow, under the eave line, and in vertical streaks below gutter seams. Left alone it thickens, stains deeper, and needs heavier application and more passes to remove. A wall washed on schedule is a routine job. A wall left five years is not.
Curb appeal goes first, and the HOA notices. Streaked stucco and tiger-striped gutters stand out for the wrong reasons, especially on newer light-colored elevations in Clovis and northwest Fresno where every neighboring house is the same shade. Plenty of Valley HOAs write exterior maintenance into the rules, and a letter about the north wall usually arrives before the homeowner has noticed the north wall.
Then the repairs start. Growth holds moisture against the finish around the clock, works into the pores of stucco, and slowly breaks down the coating protecting what is behind it. That is the point where washing stops being enough and the job becomes patching and repainting, which costs many times what a yearly wash does. Worth saying plainly: a dark wall usually does not need repainting. Nine times out of ten the paint underneath is fine and the wall is only asking to be washed. Get it washed first, then decide.
When Should My Home Be Soft Pressure Washed?
Once a year keeps most Central Valley homes right, and the calendar is only half the answer. This climate runs two extremes and both feed growth. Dense winter tule fog keeps shaded and north-facing walls damp for days at a time. Then long 100 degree summers bake agricultural dust, pollen and orchard bloom into the same finish. Homes near open fields, orchards, dairies or unpaved roads pick up dust faster and often want it every eight to ten months. If one elevation looks noticeably darker than the others, that is not sun fade. The sun-facing wall is the clean one, and the dark one is telling you it is time.
Beyond the yearly cycle, there are three moments when a wash pays for itself immediately.
- After a hard weather run. Valley wind events drive field dust and debris straight onto whichever elevation faced the wind. A first real rain after a long dry stretch does something similar, washing accumulated roof and gutter grime down the wall in streaks.
- Before paint. Wash first, always. Paint will not bond to mildew or to dust bonded into stucco, and painting over live growth means it comes back through the new coat. Any painter worth hiring will ask for this.
- Before you list. Photos are shot from the curb and the exterior is the first thing every buyer sees. Washing the envelope is one of the cheapest moves available before a listing goes live, and it shows up in the pictures.
